Sam Collier

MANAGING DIRECTOR

Sam is the Managing Director for CRE 360 Partners. He manages both the research and transaction business within CRE 360 Partners. Sam is instrumental in both tenant and landlord relationships throughout the country. Sam has more than 20 years of experience in value creation of retail commercial real estate assets, including more than a decade of management and strategic leasing of major projects in portfolios owned by publicly traded REITs in the mall sector. Sam’s deep experience and wide array of national relationships, combined with his ability to effectively drive compelling deals have enabled him to propel leasing volume and cultivate an increasing mix of national and regional retailers within the portfolio. Collier received BS degrees in both Finance/Economics and Accounting from Lipscomb University, and he now resides with his wife in Nashville, TN. He is also a member of the International Council of Shopping Centers and holds a CPA certification.

Kevin Bissell

SVP, REAL ESTATE RESEARCH

Kevin brings over 35 years of real estate research and site selection experience to the CRE 360 team. His expertise in the grocery industry began in college at Lucky Foods in Southern California. After earning a master’s degree, he joined American Stores in Buena Park, CA, as a Real Estate Research Analyst. Following the consolidation, he moved to Salt Lake City as a Senior Analyst. After American Stores was acquired by Albertsons, Kevin managed the Drug Store team in site research in Boise, ID. His REIT experience started in Houston, TX, with Weingarten Realty Investors, where he held positions as New Development Director and Director of Research during his nearly 17-year tenure. He later joined MTN Advisors, overseeing site location research for grocers and retailers. Throughout his career, Kevin has collaborated with grocers, shopping center owners, developers, and brokers to meet their research needs. At CRE 360 Partners, he leads a team of analysts to support clients in achieving growth. Kevin holds a master’s degree in Geography from California State University Long Beach and has been a member of the ICSC North American Research Group since 2017.

Matt Pritchard

VP of Real Estate Research

Matt brings over 20 years of experience in real estate research to the CRE 360 team. Having provided spatial analysis support to landlords, developers, public entities, and retailers of all sizes and categories, he has gleaned research insights from a variety of perspectives.

Matt holds a Bachelor’s in Geography and a Master’s in Community & Regional Planning from the University of Texas at Austin. His hands-on experience with demographic analysis and Geographic Information Systems (GIS) began at H-GAC, a regional planning organization and Council of Governments in Houston, TX. He leveraged that experience to transition to retail real estate research for the next two decades, first at Weingarten Realty Investors, a shopping center REIT based in Houston, and, more recently, at MTN Advisors and its successor, RetailStat.

Matt understands the research needs of landlords’ leasing and acquisitions operations, and of retailers’ site selection efforts. At CRE 360 Partners, Matt is part of a team of analysts that supports clients who need comprehensive answers to the complex issues involved in retail real estate research.

Jerry Heck

VP, SYSTEMS AND DATA RESEARCH

Jerry holds a Master of Business Administration (MBA) from Pepperdine University and boasts an impressive and diverse background in market research, bringing nearly 30 years of hands-on experience in Geographic Information Systems (GIS), sales forecasting modeling, and comprehensive market research. Throughout his career, he has collaborated closely with a wide range of retailers and developers, which has afforded him a deep and nuanced understanding of the intricacies and dynamics present on both sides of the industry. His professional journey has included significant roles at notable companies such as Sav-on Drug Pharmacies American Stores, World Premier Investments, and Sprouts Farmers Market. This extensive experience enables his ability to adapt and thrive in varying market conditions and organizational structures.

Ken Jacobs

DIRECTOR OF REAL ESTATE

Ken is a commercial real estate professional with over 20 years of experience helping retail brands grow and thrive.

He’s worked with a wide range of national and regional companies, including Regency Centers, Phillips Edison & Company, SuperValu/Save A Lot grocery stores, and Family Dollar, focusing on site selection, leasing, and expansion strategies that actually make sense on the ground.

Ken is known for taking a practical, hands-on approach—digging into the details, understanding the market, and finding locations that set businesses up for long-term success. Whether it’s a single deal or a multi-market rollout, he brings a mix of experience, intuition, and strong relationships to get things done.

He enjoys working closely with brands, developers, and partners to create opportunities that are both smart and scalable, and he’s passionate about building real estate strategies that drive real results.

Sarah Delano

BUSINESS DEVELOPMENT DIRECTOR

As Business Development Director at CRE-360, Sarah applies a results-driven, collaborative approach to driving growth, strengthening client relationships, and expanding new business opportunities. Sarah brings 18+ years of diversified real estate experience. Holding an MRED from George Mason University and her broker licenses in both Virginia and Florida, she has led brokerage operations, managed multifamily and commercial assets, and supported national brands with market research, site selection, and leasing strategy.

Karen Sebastian

DIRECTOR, REAL ESTATE TRANSACTIONS

Karen Sebastian is Director of Real Estate Transactions at CRE 360 Partners, responsible for sourcing and procuring tenant and landlord clients and driving transaction volume across retail portfolios. With over three decades of experience in retail real estate, she has led strategy and execution for site selection, leasing, and development across North America for brands ranging from national retailers to major financial institutions. Before joining CRE 360, Karen was Director of Real Estate at Michaels Stores, overseeing new store growth in Canada and the Midwest. Her prior experience includes senior roles with Velmeir Companies, JPMorgan Chase, and Yum! Brands, where she managed large multi-state portfolios, led ground-up development programs, and oversaw full P&L responsibility for complex retail projects. She holds a BA from Michigan State University and an MBA from The American University’s Kogod College of Business.

Meredi Lee

DIRECTOR, REAL ESTATE TRANSACTIONS

Meredi Lee is a seasoned real estate professional with over a decade of experience in retail leasing, portfolio management, and transaction strategy across U.S. and Canadian markets. At Rollins Inc., Meredi managed a 1,000+ location portfolio, led M&A integrations, and drove cost-saving initiatives for a $3B company. Previously at CIM Group and Centennial Yards Co., Meredi spearheaded leasing for major mixed-use projects like Centennial Yards in Atlanta and Miami Worldcenter in Florida. At Cushman & Wakefield, Meredi advised institutional owners and corporate clients on portfolio optimization, negotiations, and financial analyses. Earlier roles at Piedmont Office Realty Trust, Skanska USA, Martin Concrete, and JLL strengthened expertise in national leasing and business development. Known for strategic thinking and relationship-building, Meredi excels at managing complex transactions and delivering growth in dynamic real estate environments.
