Updated June 2026 — South Carolina is one of the fastest-growing states in the country, and retail is chasing the migration. The growth is not concentrated in the headline downtowns; it is in the secondary corridors absorbing new rooftops — the Summerville/Nexton and Cane Bay corridor outside Charleston, the I-77 growth through Fort Mill and Rock Hill, the Greer–Simpsonville stretch of the Upstate, and Bluffton south of Hilton Head.

The tenants moving into those corridors are not the household names of ten years ago.
